Best commercial cleaning companies in Rhode Island (2026)
We scored nine Rhode Island commercial cleaning companies on public data: Google reviews, BBB records, service breadth, and ownership. The full rubric, every score, and every source are included.
Search this phrase and Google hands you a wall of company homepages and two directories. Nobody in Rhode Island has published an actual comparison: real companies, named, with checkable facts side by side. So we wrote it. This list ranks nine commercial cleaning companies serving Rhode Island on a rubric built entirely on public data: Google review counts, BBB records, published services, ownership structure. Every fact has a source, all listed at the bottom so you can check our math.
Read this first: we are on this list. This is the blog of Rhode Island Cleaning Service. We rank ourselves below, which is exactly why the rubric exists. The deal we are making with you: the criteria were written before any company was scored, and they only use facts you can verify yourself, meaning Google Business Profile data, BBB records, and what each company publishes on its own website. Every scored cell traces to a public URL, all listed in the sources at the end. We did not win every category; seven of the eight other companies beat us on years in business, and our margin over second place is two points out of twenty-five. If you run one of these companies and a fact here is wrong or outdated, reach us through our contact page and we will correct it. Review counts and ratings were pulled September 14, 2026 and will drift over time. Weigh that accordingly.
How we scored each company. Five criteria, each scored 0 to 5, for a maximum of 25 points.
Verified customer feedback measures Google Business Profile rating and review volume, retrieved September 14, 2026. A 5 is 4.8 stars or better with 100 or more reviews; a 4 is 4.8 or better with 20 to 99 reviews, or 4.5 or better with 100 or more; a 3 is 4.5 or better with 20 to 99; a 2 is any visible rating under 20 reviews; a 0 is no public reviews found.
Track record measures years in business, per the BBB “Business Started” date where a profile exists, otherwise the company’s own published founding claim, cited. A 5 is 20 or more years; a 4 is 10 to 19; a 3 is 5 to 9; a 2 is 2 to 4; a 1 is under 2.
Trust documentation measures published, checkable trust claims on BBB profiles and the company’s own site: BBB accreditation and grade, insurance detail (a dollar amount or an offer of a certificate of insurance), bonding, background checks, or published professional certifications. A 5 is BBB-accredited A+ plus published insurance or bond detail; a 4 is one of those two; a 3 is a generic “licensed and insured” plus one other claim; a 2 is a single generic claim; a 0 is none found.
Commercial service breadth counts distinct commercial service lines itemized on the company’s own site: janitorial, office, medical, floor and VCT care, carpet, window, post-construction, disinfecting, day porter. Residential lines and product approaches like green cleaning do not count as lines. A 5 is 7 or more lines; a 4 is 5 to 6; a 3 is 3 to 4; a 2 is 1 to 2.
Local accountability measures who answers when something goes wrong, per ownership structure on the company’s site and BBB. A 5 is a local independent with a named owner; a 4 is locally owned with the owner not named; a 3 is a franchise with a local Rhode Island office; a 2 is a regional or national branch with no Rhode Island-specific operation.
Two rules on top. A fact we could not verify scores 0 on that cell, which is a statement about data availability, never about the company. Ties break on verified Google review count, then years in business. One caveat: BBB letter grades for non-accredited companies render in a way we could not capture, so for those companies we cite accreditation status and business-start date only and say “rating not independently verified” rather than guessing.

Rhode Island Cleaning Service, West Greenwich (23 of 25). That is us, so apply whatever discount you think the disclosure above earns. Rhode Island Cleaning Service (BBB name: Rhode Island Commercial Cleaning Service) is a locally owned independent founded in February 2021, run by Garrett Cooke out of West Greenwich, serving businesses statewide. The public record: 4.9 stars across 166 Google reviews as of September 2026. BBB accredited since September 2024 with an A+ rating, and a current certificate of insurance available on request. The site itemizes eight commercial lines, from janitorial and medical office cleaning to VCT floor care, buffing, disinfecting, post-construction, and window cleaning. Where we lose points: track record. Five years in business scores a 3, and seven companies on this list have been around longer. Best for Rhode Island businesses that want full commercial breadth, including medical and VCT floor work, with direct owner contact rather than a national call center.
-
FPS Cleaning Services, East Providence (21 of 25). FPS Cleaning Services is a locally owned independent in East Providence, founded by Fabiano Siqueira, with a BBB business start of November 2013. Not BBB accredited; letter rating not independently verified. It holds a 5.0 rating on 27 Google reviews as of September 2026. The service list is wide: commercial kitchen deep cleaning, floor strip and wax, post-construction, janitorial, medical facility cleaning, day porter, carpet, and office cleaning, plus facility staffing. The team publishes certifications including ServSafe, OSHA 10, and HACCP/FSMA, the site states the company is fully insured, and the crew works in English and Portuguese. Client logos include Kent Hospital, Women & Infants, Dunkin’, and Subaru of New England, with coverage across Rhode Island into eastern Connecticut and southeastern Massachusetts. Best for commercial kitchens and food-service facilities, where those ServSafe and HACCP certifications matter most.
-
Life Maid Simple, East Providence (20 of 25). Life Maid Simple is a woman-owned independent in business since 2012, with a BBB business start of January 2012 to match. Headquarters on Waterman Avenue in East Providence, plus a second branch opened in East Greenwich in 2020. Not BBB accredited; letter rating not independently verified. Its review profile is one of the strongest in the state: 4.8 stars across 224 Google reviews as of September 2026. It is also the only company in this set that publishes a specific insurance figure, $2,000,000 in general liability, alongside bonding and background-checked employees on payroll rather than contractors. On the commercial side it offers janitorial service and floor maintenance including VCT strip and wax, buffing, and carpet shampooing, plus a house cleaning arm and a green, non-toxic product program. Best for offices that want a green cleaning program from a company with published insurance numbers and deep review history.
-
Jani-King of Rhode Island, Warwick (18 of 25). Jani-King of Rhode Island is the local arm of the national Jani-King franchise, with a regional office in Warwick. Its BBB profile lists a business start of 1993; its Rhode Island page describes serving the state since 1999. Either way it clears two decades, and it is BBB accredited with an A+ rating, the only company on this list besides us that is. The regional office holds 4.8 stars on 23 Google reviews as of September 2026, with cleaning delivered by local franchise owners. The Rhode Island page describes commercial and janitorial cleaning across 15 industries, from healthcare and offices to restaurants, education, casinos, and government, covering all five Rhode Island counties. One scoring note: that page organizes its offering by industry served rather than itemizing service lines, which capped its breadth score at what is actually published. Best for businesses that want a national franchise brand with BBB accreditation behind the local crew.
-
Liberty Commercial Cleaning, Cranston (17 of 25). Liberty Commercial Cleaning is the longevity-and-focus pick. The BBB lists its business start as 1993, thirty-three years, and the site says over 30 years. Liberty’s site names David Calderella as its owner, and it operates as a local independent out of Cranston. Not BBB accredited; letter rating not independently verified. What sets Liberty apart structurally: it is commercial-only, with no residential arm at all. The site lists janitorial, commercial cleaning, floor cleaning, buffing and waxing, carpet, window, office, school, and restaurant cleaning, with all employees background checked and a uniformed supervisor present on jobs. The asterisk: we found no public Google reviews for Liberty as of September 14, 2026, so the feedback criterion scores 0 on data availability, not as a judgment about its work. Best for companies that want a commercial-exclusive operator with three decades in the Rhode Island market.
-
JAN-PRO of Southern New England, Warwick (16 of 25). JAN-PRO has a genuine Rhode Island origin story: the brand was founded in Providence in 1991 and has franchised since 1992. The regional office sits in Warwick, with cleaning performed by local certified franchisees across all of Rhode Island plus Bristol and Barnstable counties in Massachusetts. The regional office holds 4.6 stars on 22 Google reviews as of September 2026. Its published service list is among the broadest here: commercial cleaning, janitorial, day porter, disinfecting, carpet, floor cleaning, tile and grout, floor stripping and waxing, post-construction, and window cleaning, serving industries including medical, dental, daycare, and fitness. The score reflects documentation gaps, not service questions: we found no BBB profile for the Southern New England office and no published insurance detail on the Rhode Island pages we reviewed, so trust documentation scores 0 on data availability. If JAN-PRO points us to either, we will update the score. Best for franchised multi-site consistency from a brand that actually started in Providence.
-
New England Pro Cleaners, Providence (16 of 25). New England Pro Cleaners is a family-owned independent in Providence with a BBB business start of 2005, twenty-one years. Not BBB accredited; letter rating not independently verified. It carries a 5.0 rating on 17 Google reviews as of September 2026. The catalog leans residential: house cleaning, maid service, move in and out, and Airbnb turnovers, with commercial cleaning, window cleaning, and post-construction on the business side. The site states it is licensed and insured, uses eco-friendly products, backs work with a 100 percent satisfaction guarantee, and offers evening and weekend availability across Rhode Island and Massachusetts. Best for small offices that also want residential-style services from the same vendor, like move-out cleans or Airbnb turnover.
-
The Cleaning People RI, Johnston (15 of 25). The Cleaning People RI has the largest verified review base in this set: 4.8 stars across 311 Google reviews as of September 2026. On founding date, the public record carries two facts and we present both: the company advertises 15 or more years of experience, and its current business entity registered with the BBB in October 2024. Our rubric scores track record on the BBB entity date wherever a profile exists, which is why the score lands where it does; you are free to weigh the advertised experience claim instead. Not BBB accredited; letter rating not independently verified. It is a locally owned independent in Johnston whose catalog leans residential (recurring, deep, and move in and out cleans) with office and commercial cleaning and post-construction on the business side. The site states it is licensed, bonded, and insured with background-checked staff, takes no pre-payments, and serves all of Rhode Island plus southeastern Massachusetts and eastern Connecticut. Best for businesses that weight review volume above everything else.
-
Coverall of Southern New England, Warwick (15 of 25). Coverall brings the longest regional track record on this list: a BBB business start of March 1988, with the national brand dating to 1985. Service is delivered by franchise business owners supported by the Warwick regional center, covering roughly 15 Rhode Island towns from Barrington to West Warwick. Not BBB accredited; letter rating not independently verified. Its system is process-heavy: the Core 4 program built on CDC and AORN guidelines, EPA-registered hospital-grade disinfectants, HEPA backpack vacuums, and a Health-Based Cleaning System for medical facilities. Published lines run from daily commercial cleaning and disinfecting through deep cleaning, floor, carpet, window, and upholstery care, and day porter service. The regional office holds 4.3 stars on 11 Google reviews as of September 2026, and we found no published insurance or accreditation detail on the regional page, so that cell scores on data availability. Best for medical and multi-site facilities that want a documented, franchise-system cleaning process.
Worth knowing: Enviro-Master of Rhode Island. Enviro-Master does not appear in the ranking because it is not a full-service janitorial company. It is a national franchise specializing in restroom hygiene and disinfection service, based in Warwick, holding 5.0 stars on 87 Google reviews as of September 2026. If your problem is specifically high-traffic restrooms, it belongs on your call list, usually alongside a general janitorial vendor rather than instead of one.
How to actually choose between them. The scores get you a shortlist. These questions get you a vendor.
Ask for a certificate of insurance before anyone touches your building. Any legitimate commercial cleaner produces a current certificate on request. Make the ask and see how fast the answer comes.
Insist on a walkthrough before you accept a number. A price quoted sight-unseen is a guess, and the gap between guess and reality becomes your problem after signing. Every serious operator on this list will walk the building first. While you are budgeting, our guide to commercial cleaning cost in Rhode Island breaks down what drives a quote.
Decide what local accountability is worth to you. With an independent, the person responsible for your account owns the company. With a franchise, work is delivered by local franchisees backed by a regional office and brand standards. Both models clean Rhode Island buildings every night; they differ in who picks up the phone when something goes wrong.
Match the catalog to your building. Several companies here lean residential with a commercial side. For a weekly office vacuum, that is plenty. For VCT strip and wax, medical-grade disinfection, or post-construction work, confirm the company itemizes that service rather than assuming.
Check the review pattern behind the number. Read the most recent ten and look for commercial clients rather than homeowners.
How do I choose a commercial cleaning company? Shortlist on verifiable facts: insurance you can see, a track record you can date, reviews from commercial clients, and services that match your building. Then make every finalist walk the space before quoting. The rubric above is our version of that filter, and the sources at the bottom let you run it on any company we missed.
What is the going rate for a commercial cleaner in Rhode Island? There is no single rate, because quotes are built from factors: square footage and layout, cleaning frequency, and the service mix (basic janitorial versus add-ons like floor care, windows, or day porter). Our commercial cleaning cost guide for Rhode Island walks through the drivers, and a free walkthrough gets you a real number for your building within about 24 hours.
Should I choose a local company or a national franchise? The factual trade-off: an independent gives you a named owner whose reputation rides on your account. A franchise gives you brand-level systems and training, delivered by a local franchisee under a regional office. Three companies on this list are franchises and six are independents, so Rhode Island gives you real choices in both columns.
How many commercial cleaning companies are there in Rhode Island? More than any list captures. The BBB maintains a dedicated commercial cleaning services category for Rhode Island, and when we pulled the Google results for this exact search, 16 of the top 19 results were individual company or franchise pages. Treat this article as a starting shortlist, not a census.
What is the most successful cleaning company in Rhode Island? Depends on the yardstick. By verified Google review volume, The Cleaning People RI leads this list at 311 reviews. By longevity, Coverall’s regional operation (1988) and Liberty (1993) go back furthest. By our blended rubric, the ranking above is the answer.
Are these rankings biased toward Rhode Island Cleaning Service? We wrote the article, so judge for yourself: the rubric is published, every cell cites a public source, we scored below seven companies on track record, and our margin over second place is two points. We also ran the obvious stress tests. Score Liberty’s missing Google reviews at the set’s median and Liberty moves to third. Use The Cleaning People’s advertised 15 years instead of the BBB registration date and they move up to fourth. Drop the insurance-documentation criterion entirely and we tie FPS at 18, with the tie broken only by review count. The headline holds under every reasonable change, and the closest call is the one that deletes insurance verification, which we think no buyer should do.
